bought here 3 months ago, overly impressed with management and general upkeep of building. as a corporate building its like living in a properly managed hotel, although there is a lot of owner occupiers so it keeps the building homely. recommend to anyone looking in CBD, well priced value for money (i own a two bedroom on high floor)

good place to live, has changed alot since student population been slowly diminishing. New onsite manager is tidying everything up, new carpets in lift, new bbqs and signs everywhere. I own my apartment, have seen decent growth since buying last year. Recommend for anyone wanting city life

Great place to live in the heart of the city. The new management is really tidying things up and dealing with the students who have been abusing the common area and letting all their friends into the building. When the students are all gone and their units have gone into the hotel pool and the common areas can be upgraded the place will be great - just like living in a well managed hotel.

AWESOME PLACE TO LIVE! I have lived here for almost 1 and half years, best location in the city, apartment layout is the great. I would recommend anyone looking at buying to have a good look at festival towers.

I heard something very interesting today. Do not hold me accountable for this, it may be just a rumor. I have heard that the steel used to construct Festival Towers is of sub-standard 2nd hand/re-used japanese steel also containing rust. And the footings of the building were cut back dramatically. I have always been skeptical of this building. Possibly the poorest built structure in the CBD. I remember going up with a friend of mine to his other friends apartment and every few minutes the steel brace of the external window made a large vibrating/rattling sound. Of course the Oaks just ignored the complaints (being the incompetent property managers that they are) so they ended up moving I believe. Apparently they some how discovered that it happened every time a wind gust hits the opposite side of the tower. Not to mention the fact that just recently, they had to drain the pool to plug leaks. If you knew what happens from time to time regarding sewage... you would be absolutely shocked. (I am). Just

Festival Towers is great! I have owner/occupied here now for over 8 months, and have seen the conversion from apartment to semi-hotel and all i can say is fantastic! I have seen over 10% growth in the building due to the Oaks Group offering investors higher returns, i will no doubt be renting with them when i move out. The central location is the best, the alfresco dining is fantastic and the views are brilliant. I love Festival Towers!!

in every manner of the word, its a hotel now, dont bother, oaks dont care about their tenants, nor the condition of the aparmtnets, ours has closet moths galore, weve sprayed, cleaned, cleaned again, kept the doors closed, everything, according to a friend its permanent, a problem behind the walls, not good! certainly not healthy, dont get me started about only having a 80cm gap in one door to ventilate a 2 bedroom two bath apartment, no windows open, its expensive and a joke, TERRIBLE!!!!!!!!!!!!!!!!!!!

Where do I start with Festival Towers? It should be called Fawlty Towers. There are major issues which due to certain laws will never be addressed and the people who rent will have no choice. For example Air Conditioning. On addressing this topic to the Tenants Association my friend who use to rent here was laughed at. There is no way we can confirm our Aircon bill. And whats with the admin fee? Are you kidding me? How about the lifts? Well if you have a degree in Meditation it will come in handy when waiting for ages. Then you have to deal with students who have no idea of waiting in line for the lifts and push their way through. To add to the frustration is the fact that it is now a hotel and those who clean the rooms lock the lifts so they can move to different floors. If you are 18yrs old, from Korea or St America go for it you will fit it. I also had my mailbox opened/stolen, told the hotel manager and nothing was done. We went to the police who filed a report.

I hate Festival Tower, I was planning to move to Charlotte Tower after my contract, but now i dont think so after reading the Charlotte Tower post (www.cityboard.com.au), coz I think Charlotte Tower is suffering the same thing as Festival Tower. People, DO NOT rent at Festival Tower or buy a property at Festival Tower unless you are a party animal and don't care about your living quality. Here are some problems with Festival Tower 1. I feel sorry for the owner, i dont think there was any inspection ever, or maybe the agents just come in without notice like whats happening in Charlotte Tower. 2. The air con, gas bill is crap, its like the agents just write whatever they think you should pay without a real proper statement and reliable meter reading. 3. The reception people at Festival Tower seems to be nicer than Charlotte Tower, but they dont handle tenants, they handle hotel guests, the agents that handle tenants are located at River City (I think they are managed under Marshall Brisbane), and

Only 2 lifts are express (missing out levels 5 to 14) and 1 non express, and there is always at least one being used for someone moving in/out. There is a high number of people within the block so the lifts do stop on multiple floors regularly, and a 10 minute wait for a lift is fairly common. I lived on the 39th floor and the wait for a lift regularly doubled my journey time to work. Other than that the pool/gym/sauna are good. There is usually a evacuation warning every couple of months due to somebody setting off a fire alarm or washing their car with the fire hose, but 39 flights of stairs keeps you fit. The common areas are starting to look tatty now, though it has had 18 months of students now. Kitchen appliances are cheap and should be replaced if you want to owner occupy. Close to Queen Street Mall and if you don't mind dodging the drunks on Albert/Charlotte Street in the evenings its handy for Rail/Bus/CityCat links.

Only lived here a few weeks. Love it. So close to the city. I sold my car before i moved. I think i will be here for a while.
